Assessment Complaints

What if I don’t agree with my assessment?

 

If you deem your assessment is not fair in relation to similar properties, or you suspect an error, please contact the City of Leduc Assessment Department at 780-980-7169 to discuss the assessment with your assessor.  If the assessment department is not able to explain or correct your concern, you may file a formal complaint to be heard by either the Local or the Composite Assessment Review Board.  A complaint must be filed using the government of Alberta “Assessment Review Board Complaint Form” within 60 days from the date your assessment & tax notice was sent to you.  The complaint form is also available at the Civic Centre. 

 

As stipulated in the Municipal Government Act under Section 460 (7) (Complaints), A complainant must (a) indicated what information shown on an assessment notice or tax notice is incorrect, (b) explain in what respect that information is incorrect, (c) indicate what the correct information is, and (d) identify the requested assessed value, if the complaint relates to an assessment.

The cost to submit a complaint form:

The Complaint Fee must be paid at the time of filing the complaint.  Cheques are to be made payable to City of Leduc.  Complaint Fees paid by a complainant successful in their hearing will be refunded.

 

Residential Properties:                  Property Owner / Agent                               $35.00

Non-Residential Properties:        Commercial / Apartment complaint (based on the assessed value of the property)

                $0 to $99,999                                                      $50.00

                $100,000 to $249.999                                           $100.00

                $250,000 to $499,999                                           $200.00

                $500,000 plus                                                      $300.00
