Understanding Property Taxes:

Each year Council approves the expenditures required to support City services. These services are funded through a variety of sources, one of which is property taxes.

The Tax Rate is calculated using two factors:

  • The dollar amount (revenue) required to balance the budget (cover expenditures not funded through other sources)
  • The City of Leduc’s total market value assessment (the value of all property in the municipal boundary)

The rate (revenue divided by assessment value) when applied to individual property value, fairly distributes the costs of service among all City of Leduc property owners.

Tax Payments

Residents can pay property taxes through online banking, in-person at the Civic Centre, or by mail. A Tax Installment Payment Plan (TIPP) is available, allowing homeowners to break down their annual tax bill into monthly payments. The deadline for the full annual tax payment is June 30. Late payment penalties are charged beginning July 1.

To enroll, complete an application form and provide a void cheque or pre-authorized form from your bank. Please note the payment is an estimate based on the previous year’s taxes until you receive the tax notice in May.

Tax Notices and Updates

Annual tax notices, detailing the assessed property value and the corresponding tax amount due, will be sent to all property owners on May 8, 2025. Property owners are responsible for ensuring taxes are paid, regardless of whether the notice is received.

Taxes are equitably distributed among residential and non-residential property owners. Property taxes support critical local services, such as public safety and community programs.

It’s crucial for homeowners to keep the City informed of any changes to their mailing address or banking information to ensure they receive all important notifications.

Property Tax Calculator

The property tax calculator can help you estimate your upcoming property taxes, based on your property’s assessed value.

If you are unsure of your property’s assessed value, you can look it up using the city’s property search tool.

Note: This calculator is meant to be used for information purposes only. The calculation does not include any penalties, local improvement levies or outstanding taxes owed from previous years.

Note: This calculator uses the 2025 property tax rate to calculate the estimate. To confirm your actual property taxes owing, please contact property taxes by email or 780-980-7105.

Municipal Tax Rates

Leduc City Council continues to keep property tax impacts among the lowest in the region, approving a 4% residential tax rate decrease as part of the 2025 Property Tax Rate Bylaw at the April 28 Council meeting. The tax rate means residential property owners will pay $723 in municipal taxes on every $100,000 of assessed property value.

Understanding Your Tax Notice

Seventy-three cents of each dollar paid in property taxes helps fund community services, including:

  • Emergency services (fire, ambulance)
  • Police and bylaw enforcement
  • Roads, snow removal, and public transit
  • Parks and recreation
  • Libraries and community programming

The Province of Alberta legislates the City to collect education tax on their behalf. This year, the provincial Education Property Tax requisition increased by 17% meaning approximately 26% of the total tax revenue collected by the City in 2025 will be sent to the Province of Alberta — an additional $3.3 million contributed by Leduc property owners this year for education in Alberta.

Around 1% of the total tax revenue collected by the City is for Leduc Regional Housing Foundation. The Foundation is a non-profit established by the Province of Alberta to provide a variety of affordable housing options, including supported living and apartments for seniors.

Property Assessments

The City’s Assessors conduct property assessments annually. The assessed value is used to help determine your property taxes.

Assessment notices are mailed each January. Homeowners can review their property assessments and appeal before the deadline listed on their Assessment Notice if they believe their property has been inaccurately valued. The assessment process is designed to be fair and transparent.

Annual property assessments establish the fair market value of properties. These assessments consider property type, size, location, and current market trends. To help residents understand their tax obligations, the City offers a Leduc Tax Calculator, found below. This tool allows homeowners to estimate their property taxes based on assessed values and current tax rates, providing greater clarity on expected costs.

Seniors Property Tax Deferral Program

This Alberta provincial program allows eligible seniors to defer their property taxes on their primary residence, helping those on fixed incomes by delaying payment until the property is sold. Interest on deferred amounts is managed by the Alberta government. For further details, please refer to the program details online.

To qualify for the Seniors Property Tax Deferral Program, you must:

Tax Certificates

Tax certificates show the status of a property’s taxes, detailing outstanding amounts, penalties, and payments. These are typically requested during property sales to confirm that taxes are up to date.
