Understanding Property Taxes:

Each fall, City Council approves a budget that sets how much money is needed to deliver municipal services like fire, transit, road maintenance, and snow clearing. Property taxes are one way these services are funded.

Your property taxes are based on the tax rate for the current year. Once the rate is set, your property’s assessed value is multiplied by the tax rate to determine your property taxes. This approach helps ensure the cost of City services is shared equitably across the community.

Tax Payments

Residents can pay property taxes through online banking, in-person at the Civic Centre, or by mail. A Tax Installment Payment Plan (TIPP) is available, allowing homeowners to break down their annual tax bill into monthly payments. The deadline for the full annual tax payment is June 30. Late payment penalties are charged beginning July 1.

To enroll, complete an application form and provide a void cheque or pre-authorized form from your bank. Please note the payment is an estimate based on the previous year’s taxes until you receive the tax notice in May.

Tax Notices and Updates

Annual tax notices, with your assessed property value and the corresponding property tax due, are sent to all property owners on May 15, 2026. Property owners are responsible for making sure your taxes are paid, regardless of whether the notice is received.

Let the City know if your mailing address or banking information changes, so you don’t miss important notices.

Property Assessments

Independent assessors review property values every year. Your property’s assessed value helps determine how much property tax you pay. Assessments are based on market value, considering factors like property type, size, location, and recent sales.

Assessment notices are sent to property owners each January. If you believe your assessment is not accurate, you can file an appeal by the deadline listed on your notice.

Municipal Tax Rates

Leduc City Council approved a 6.3% decrease to the municipal residential tax rate on May 4, 2026. The 2026 tax rate means residential property owners will pay $677 in municipal taxes on every $100,000 of assessed property value.

Property Tax Breakdown

Not all property taxes collected stay with the City of Leduc; some portions must be collected for other purposes, like education and housing.
Of every dollar paid in property tax, 72 cents funds municipal services, including:

  • Emergency services (fire, ambulance)
  • Police and bylaw enforcement
  • Roads, snow removal, and public transit
  • Parks and recreation
  • Libraries and community programming

Provincial Education Property Tax

The Province of Alberta sets the education property tax rate and requires municipalities to collect it on the Province’s behalf. The City of Leduc does not set this rate and does not keep this portion of property taxes.

In 2026, the City of Leduc is required to collect approximately $26.5 million from property owners for provincial education, an increase of about 13% from last year.

Affordable Housing

The Leduc Regional Housing Foundation is a non‑profit organization established under Ministerial Order by the Province of Alberta. A portion of property taxes is directed to the Foundation to support affordable housing programs, including seniors housing and supported living. The Foundation sets the funding requisition for its programs, and the City is required to collect and forward this amount as part of the property tax system.

Seniors Property Tax Deferral Program

This Alberta provincial program allows eligible seniors to defer their property taxes on their primary residence, helping those on fixed incomes by delaying payment until the property is sold. Interest on deferred amounts is managed by the Alberta government.

To qualify for the Seniors Property Tax Deferral Program, you must:

  • Be 65 years or older
  • Be an Alberta resident
  • Own a residential property in Alberta
  • Have a minimum of 25% equity in your home

Tax Certificates

Tax certificates show the status of a property’s taxes, detailing outstanding amounts, penalties, and payments. These are typically requested during property sales to confirm that taxes are up to date.

Property Assessment Complaints

If you think your assessment isn’t fair in relation to similar properties, or you suspect an error, contact the Assessment Department at (780)-980-7105 to discuss the issue with your assessor.
If you still have concerns, you may file a formal complaint to be heard by either the Local or the Composite Assessment Review Board.

Complaint Deadline:

April 7, 2026 is the last day to file a complaint on property assessment notices.

  • If you file via email, you must submit your complaint form and fee by 11:59 p.m. on the complaint deadline date.
  • If you file by mail or in person, you must submit your complaint form and fee by 4 p.m. on the deadline date.

Residents can sign up to receive their annual assessment and tax notices electronically via email. Additionally, if residents also have a VCH account, all electronic communications that have been sent will be saved in VCH.

If you think your assessment isn’t fair in relation to similar properties, or you suspect an error, contact the assessment department at (780)-980-7105 to discuss the issue with your assessor. If you still have concerns, you may file a formal complaint to be heard by either the Local or the Composite Assessment Review Board.

A complaint must be filed using the Government of Alberta Assessment Review Board Complaint Form or Assessment Complaints Agent Authorization Form ( if you have an agent) within 60 days after the notice of assessment date. You can also pick up the form from the Leduc Civic Centre and payment can be taken through the Credit Card Authorization form.

  • Complete the Tax Installment Payment Plan (TIPP) form online.
    • Once completed, attach a void cheque or pre-authorized debit form from your financial institution. You will receive a confirmation email with details of your enrollment.
  • In person at the Leduc Civic Centre (1 Alexandra Park).

TIPP is a pre-authorized monthly payment plan that divides your yearly taxes into 12 payments, beginning in January, but you can sign up for TIPP anytime! The first four payments in the tax year are estimated and are applied to the taxes. The remaining balance is then divided equally over the last eight months of the year (May – December). The new payment amount is effective in the May withdrawal and will be printed on the tax notice for your records.

To change your bank account information, download the TIPP Change Request Form. Email the completed form to [email protected]. A confirmation email will be sent to you. Alternatively, you can submit the completed form by mail or in person (see FAQ above for details). Changes to banking information need to be submitted before the 15th day of the month.

Please email [email protected] to submit any mailing address changes. We recommend that you also change your mailing address at Land Titles – Service Alberta.

In the City of Leduc, we have both Public and Star Catholic School Districts. When you purchase property in Leduc, you are required by the Province to complete the School Support Notice which directs your property taxes to either school district. This will be in effect for next year.
