Under the Guidelines for Area Structure Plan and Outline Plan Preparation for the City of Leduc approved in December 1999, City Council may adopt by resolution a non-statutory Outline Plan. An Outline Plan may be considered for an area up to one quarter section of land if that land is part of a larger area that is subject to a valid multi-quarter section Area Structure Plan for the purpose of providing a framework for subsequent subdivision and development of an area. An Outline Plan is required to provide the same amount of information for subdivision and development as would an Area Structure Plan. The proposed resolution adopting an Outline Plan must be published to allow citizens an opportunity to clarify what is proposed, ask questions, or present objections at a required public hearing. Council will consider all comments before voting on whether to approve the Outline Plan.
The purpose of the proposed Outline Plan is to define more specifically the general pattern of industrial commercial, and residential land uses and the development pattern within the NW ¼ Sec. 34-49-25-W4M as contemplated in the 65th Avenue Area Structure Plan. The plan area is bordered on the east by undeveloped land, on the north by 65th avenue, the west by Grant MacEwan Boulevard, and south by the Bridgeport Neighbourhood. The area consists of approximately 64.75 ha. (160 acres).
The proposed land uses within the plan area include commercial, light industrial, parks, and residential.
A copy of the proposed outline plan that will be presented to City Council may be inspected by the public between the hours of 8:30 a.m. and 12:00 noon and 1:00 p.m. and 4:30 p.m. at the Office of the City Clerk, City Hall, Leduc Civic Centre, 1 Alexandra Park, 46th Avenue and 48A Street, Leduc, Alberta. Non-Statutory Public Hearing – July 6, 2026
Leduc City Council will hold a non-statutory public hearing on this proposed outline plan on Monday, July 6, 2026 at 5:30 p.m. or as soon thereafter as may be convenient, in the council chambers at the Leduc Civic Centre, 1 Alexandra Park, 46th Avenue and 48A Street, Leduc. Anyone interested may be heard by Council prior to the proposed outline plan being considered for second reading.
